Elevation based design

 Slope and fall documented against measured elevations, not estimated by eye. 

Verified discharge destination

 Identified, photographed and confirmed before a proposal is written. 

Pre construction record

 Dated photographs of the property and observable off site flow, taken before anyone digs. 

Flow testing

 The system is tested at completion and the result is recorded. 

As built drain map

 Your copy of what was installed, where it runs, and where the cleanouts are. 

Written workmanship warranty

 Plain terms, in writing, with the design basis stated. 

Years from now, when you sell the house or a storm tests the system, you will still have the record.

HOW A PROJECT RUNS

No surprises on the invoice and no surprises on the schedule. Here is the sequence, start to finish.

1 - Proposal

 Issued after the audit, with the design basis and the verified discharge destination stated. Nothing is proposed until the water has somewhere lawful to go.

2 - Contract and deposit

  50 percent at contract execution and permit clearance. HOA approval status confirmed before we mobilize.

3 - Production

  Utility locates on every excavation, without exception. Most projects run two to seven days.

4 - Progress payment

 40 percent at substantial completion of subsurface work, before restoration begins.

5 - Testing and closeout

  Flow testing, as built drain map, walkthrough. The final 10 percent is released against the documentation package, not against how the sod looks. Final 10% payment due

 Payment terms are set out in the contract. Figures above are our standard schedule. 

ANNUAL WATER DEFENSE PLAN

 Annual inspection and maintenance, starts at $1,499 per property per year. One two-technician visit scheduled between January and May, ahead of storm season: flushing and camera review of up to 250 accessible linear feet, gutter and downspout performance verification, pump testing, erosion and settlement comparison, and an updated drainage map and condition report.


The Plan provides an annual measured inspection and priority scheduling. It does not include emergency response, gutter cleaning, pump replacement or repairs, which are quoted separately.


Warranty coverage requires the system to be maintained. The Plan satisfies that condition, as does maintenance by a qualified third-party contractor or documented owner maintenance.

The system is designed to improve management of ordinary stormwater runoff under documented site conditions. No drainage system can guarantee prevention of flooding, foundation movement or water intrusion during extreme weather, off site changes, system obstruction or events exceeding its design capacity.


Foundation moisture and elevation readings are comparative observations, not structural engineering, mold or environmental conclusions. Engineered drainage plans are prepared and sealed by a Texas licensed professional engineer where required.
