 A free estimate is not free. Somebody pays for the truck, the hour and the walkthrough, and that cost is built into the price of whatever gets installed. It also shapes what gets recommended, because a visit that only earns money if it turns into a sale is not a diagnosis.

We charge because the audit is a professional product with a defined scope and a written deliverable. It stands on its own, and it belongs to you.


 Standard is $1,500 for a single residence up to half an acre with no pool or spa. Complex is $2,500 for 0.51 to 1.5 acres, or any property with a pool or spa regardless of lot size. Estate is $3,500 for 1.51 to 3 acres. Above three acres, or where there is an active dispute or likely engineer involvement, we quote in writing before scheduling. Every tier is a flat fee. We do not bill hourly.


 A pool adds a second water system to the property: overflow routing, deck and coping drainage, equipment pad runoff and backwash discharge. It is more to measure and more that can go wrong, so it takes longer and the report covers more ground.


  It depends on lot size, access and what we find. Any time shown when booking is an estimated window for planning, not a fixed appointment length or a minimum. The fee is for the completed report and remediation plan, not for time spent on the property.


  Not for the whole visit, but we recommend being there at the start so you can walk us to what you have been seeing, and at the end for the findings conversation. If that is not possible we will schedule a call once the report is delivered.


  Wet is often useful. Standing water tells us where the low points are. If conditions genuinely prevent completing the work, we reschedule the remaining portion at no additional charge.


  A photo documented findings report with measured elevations, traced water paths, camera review of accessible existing drainage, an identified and verified discharge destination, and a prioritized remediation plan telling you what to address first and why.

  Yes. On payment you receive a permanent right to use, copy and share it however you like, including giving it to a subsequent owner, another contractor, your insurer, an engineer or your attorney. We keep a copy and the underlying field data.


  That is a perfectly normal outcome and it is why the audit is a standalone product. Sometimes the finding is that nothing urgent is happening. Sometimes the fix is a $900 downspout correction. We will tell you that even though it earns us almost nothing.


  Part of it. If you contract remediation within 30 days of the report, we credit 25 percent of the audit fee on projects between $8,000 and $14,999, and 50 percent on projects of $15,000 and above. The credit appears on your final payment.

Below $8,000 there is no credit. The audit fee stands on its own 


  It depends entirely on the property, which is why we do not publish a figure or quote from a walkthrough. Contributing roof area, soil, slope, distance to a viable outfall and what is already in the ground all move the number substantially.

 Trenching disturbs a corridor along the pipe route, and we restore it with sod and landscape repair within the disturbed area. The proposal shows the route before you sign, so there are no surprises about where we will be digging.


  Any trench crossing an irrigation zone will affect it. Irrigation work is identified as a separate line item on the proposal and performed by appropriately licensed personnel. It is never absorbed silently into the general scope.

  Sometimes, and sometimes not. We document what arrives on your property from off site as an observation: where it enters, roughly how much, and under what conditions. What we can build is a system on your property to manage it.


What we do not do is enter, survey or give an opinion about your neighbor's land, or reach any conclusion about responsibility or fault. If you need a detailed factual record for a dispute, that is a separately scoped assessment and we will quote it.


  Then we tell you, in writing, and decline the project. Texas law restricts diverting surface water in a manner that damages a neighboring property. If the only workable discharge point would push more water next door, or if a destination cannot be verified, we do not install.


That costs us work. It also keeps you out of a dispute with your neighbor.


  No, and anyone who tells you otherwise is overselling. Managing water around a foundation addresses one contributing factor. It does not repair existing movement, and we do not represent that it does.


We record comparative moisture and elevation observations at a point in time. That is not a structural engineering evaluation and not a prediction. If you have active movement, you need a foundation contractor or a structural engineer, and we will say so.


  Ask your foundation contractor and engineer, since sequencing is their call and it depends on the repair. We are happy to coordinate and provide our findings to them.


  An annual inspection subscription starting at $1,499 per property. One two technician visit scheduled between January and May, ahead of storm season: flushing and camera review of up to 250 accessible linear feet, gutter and downspout performance verification, pump testing, erosion and settlement comparison, and an updated drainage map and condition report.


It buys an annual measured inspection and priority scheduling. It does not buy free emergency response.


  No. The warranty requires the system to be maintained, and the plan is the easiest way to do that with records. Maintenance by a qualified third party contractor, or your own documented maintenance to the schedule we give you at closeout, satisfies the condition equally.


   Tell us the lot size, whether there is a pool, and what you are seeing. We will confirm the right tier and the fee in writing before scheduling. The audit fee is paid at scheduling.


The system is designed to improve management of ordinary stormwater runoff under documented site conditions. No drainage system can guarantee prevention of flooding, foundation movement or water intrusion during extreme weather, off site changes, system obstruction or events exceeding its design capacity.


Foundation moisture and elevation readings are comparative observations, not structural engineering, mold or environmental conclusions. Engineered drainage plans are prepared and sealed by a Texas licensed professional engineer where required.
